1) "Given that home prices are nine times income in Vancouver, the highest in the English-speaking world ... Investors should ignore this paper."
lol. Like your succinct understatement.

2) "It is more affordable to buy a house now compared to the 1990s only became mortgage rates are so low."

maybe replace "became" with "because"

3) "Pestov does good work. Take some time and read the whole paper."
Three questions here:

a) Am I reading Pestov's Exhibit 5.5 correctly?, viz. Credit Card + Mortg. Loan Debt is over 22x Net Worth?

b) How simplistic is it of me to attribute almost all of the high level of Canadian house prices to this perilous debt:equity ratio?

c) How come, when looking at any bubble, really talented analysts (like yerself) never seem to emphasize the stupid level of leverage as much as I'd like?

Best,

andrew

Do you care to recommend any trades to capitalize on this bubblicious situation? thanks.

Toro

Sorry for being slothful responding.

3. I think he made a mistake. I think that is a percent of net worth. He put ratio. I believe that is incorrect.

I haven't looked at it deeply enough. I have perused a few ideas on shorting Vancouver real estate but haven't found anything yet.

Why do so few of these articles mention that in the long term housing inflation is 0%?

Why do so few analysis not cover the issue of what happens when 'hot money' gets pulled back to pay for peoples retirements?

Mostly though I am disappointed that no one is asking why the government isn't putting the brakes on house price inflation which is basically just dead money (I am not saying that our governments are in the pockets of the banks, I just find it 'interesting' that they have chosen to ignore house price inflation in their interest rate calculations).

I'm sure it's all Kosher though.

It's not just real estate either. The Canadian dollar has a built in inflation to it which obviously effects this "bubble" but I guess Bernanke kind of just glossed over that part. Everyone keeps assuming it's going to get better because it has in the past but I just don't see it happening. For me, it's not going to happen. I enjoyed the nice little educated, thoughtful rant.
